Why should I sell my home with a Realtor?
Great question and there are many reasons. First, you will make more money. The average home sold with a Realtor sells for between 8% and 16% more than the average "For Sale By Owner", depending on the market. That translates into tens of thousands of dollars into your pockets. Also, our knowledge of the market and expertise in negotiating will translate into extra money for you. Second, we will make the process hassle free for you. From marketing the home, staying up to date with the current market, gathering feedback from showings, processing all of the necessary paperwork, negotiating price and terms and more, we will handle all of the behind the scenes work. With thousands of dollars at stake, wouldn't you want a professional handling all of this for you. Finally, as Realtors we have the knowledge and experience to handle everything that might come up during a transaction. How much does it cost to sell my home?
There are costs involved in selling your home. Attorney fees, Realtor commission, tax credits, Stamp Taxes, title insurance etc. We will go over all of these costs with you upfront. We will break them down and provide you with a detailed expense report that will show you just how much money you will earn from the sale of your home. We are a very transparent group, everything is upfront and honest. We don't want any surprises or extra charges to appear just before closing.
What is the best time of year to sell?
Anytime! While February through May is typically the busiest time of year, we sell homes all year long. There are advantages and disadvantages to every time of year. We are happy to go over all of these in detail during our initial meeting.
How long will it take to sell my home?
It depends on a number of factors. Some homes sell in one day, others take a year or more. However, there are many things we do to ensure that your home will sell as quickly as possible. We make sure the home is priced properly. A home that is overpriced will take longer to sell and cost the seller money in the end. An underpriced home might sell very quickly, but again, will cost the seller money. The properly priced home will sell quickly, but a price that will earn the seller top dollar. We market the home extensively. If nobody knows your home is for sale, no one can buy it. We have a proven marketing program that puts your home in front the maximum number of potential buyers.
How do I show my home to potential buyers?
Your home will be put on an electronic keybox. Other area Realtors will be able to gain access to your home with their potential buyers. You are alerted to the date, time, and name of the Realtor coming for every showing. The keyboxes are only accessible certain hours of the day. We log every Realtor who shows your home. The whole process is very safe and very easy.
Should I repaint, put in new carpet, etc?
There are some things that you can do to make your home more appealing to potential buyers. However, every home is different. During our initial meeting we can advise you of different things you might consider to make your home more appealing to potential buyers.
